The short version

Who we are

JIPWIZ, LLC ("JipWiz," "we," "us") is a Texas company that runs jipwiz.com. We're a marketing service that connects homeowners with a loan officer. We are not a lender. We don't make loans, set rates or decide on approvals.

This policy covers information we collect through jipwiz.com and when we contact you about a request you made. It doesn't cover the loan officer or lender you're connected with. They have their own privacy policies.

What we collect

Information you give us

  • Contact details: name, email, phone number and property address.
  • Home and loan details: property type and how it's used, estimated home value, mortgage balance, how much cash you want and why, and whether you've had a recent bankruptcy or foreclosure.
  • Credit range you choose: for example "Good." We don't pull your credit report.
  • Your consent to be contacted: the exact wording you agreed to, and when.
  • Messages you send us, such as emails to contact@jipwiz.com.

Information collected automatically

  • Connection details: IP address, and the approximate city, state, ZIP code and network provider tied to it.
  • Device and browser details: browser type, device type and the pages you visit.
  • Ad details: which ad or campaign brought you here, including the click codes ad platforms add to links.
  • How the form was filled in: timing and interaction signals we use to spot bots and fraud.
  • Consent verification: we may use an outside service that records your session on our form, so there's independent proof of what you saw and agreed to.

Our calculators work in your browser. We count calculator use anonymously and don't connect it to you unless you go on to submit the form.

How we use it

  • To connect you with a loan officer who can explore your options.
  • To verify your phone number and keep fake or fraudulent requests out.
  • To keep a record of your consent to be contacted.
  • To measure which ads work, and to improve the site.
  • To respond to your questions and privacy requests.
  • To follow the law and protect our rights.

Who we share it with

One loan officer or lending company

When you submit a request, we sell your information to one loan officer or lending company so they can contact you. They pay us for this. We don't sell your request to more than one buyer.

Companies that work for us

We use service providers for website hosting and security, data storage, phone verification, fraud prevention and consent verification. They may use your information only to do that work for us.

Advertising platforms

We use tracking tags from ad platforms, such as Google and Meta, to see which ads lead to requests. Some state laws call this "sharing" for advertising. You can opt out (see Do not sell or share my information).

Other cases

We may disclose information when the law requires it, to protect against fraud or harm, or as part of a sale or merger of our business.

Calls, texts and email

If you agree when you submit the form, we and the loan officer you're connected with may contact you by phone, including automated calls and prerecorded messages, and by text and email. Agreeing is not a condition of any purchase. Message and data rates may apply.

  • Texts: reply STOP to stop.
  • Calls: tell the caller to stop calling you.
  • Email: use the unsubscribe link.
  • Or email contact@jipwiz.com, and we'll pass your request to the loan officer you were connected with.

Cookies and tracking

We use Cloudflare Web Analytics to count visits. It doesn't use cookies. We also use ad platform tags, which may use cookies or similar technology to measure ad results.

You can block or delete cookies in your browser settings. We also honor Global Privacy Control, a setting some browsers can send automatically. When your browser sends it, we treat it as a request to opt out of selling and sharing.

Your privacy rights

Wherever you live, you can ask us to:

  • Show you the information we have about you, and who we sold or shared it with.
  • Correct information that's wrong.
  • Delete your information. We'll also forward your request to the loan officer we connected you with, because their copy is theirs to delete.
  • Stop selling or sharing your information.
  • Send you a copy of your information in a usable format.

To make a request, email contact@jipwiz.com. We'll confirm your identity, usually by matching the email or phone number you used, before acting on it. Someone you authorize can make a request for you. We respond within 45 days. If we turn down a request, you can ask us to reconsider by replying to our answer.

We won't treat you differently for using any of these rights.

Do not sell or share my information

To opt out, email contact@jipwiz.com with the subject "Do not sell or share my information," or turn on Global Privacy Control in your browser.

Submitting the form is how you ask us to connect you with a loan officer, so selling your request to that one buyer is the service itself. If you opt out after submitting, we won't sell or share your information again, and we'll ask the loan officer to stop contacting you.

How long we keep it

We keep request information for 5 years, then delete it. If you ask us to delete your information sooner, we will, except for a minimal record of your consent: the wording you agreed to, when you agreed, and your phone number. We keep that only to show that we contacted you with permission if that's ever questioned.

How we protect it

Information you send through our site is encrypted on its way to us, and access to stored information is limited to people and services that need it. No system is perfectly secure, but we work to protect your information and will notify you if the law requires it after a breach.

Children

JipWiz is for adults. We don't knowingly collect information from anyone under 18. If you believe a child has sent us information, email us and we'll delete it.

Changes and contact

We'll post any changes here and update the effective date. If we make a major change to how we use your information, we'll note it clearly on this page.
